In many cases, the OWNERSHIP LIST does not show a realistic picture of the state of the property, so when selling, you really have to be careful what exactly is on offer. There are really a lot of "easy money" hunters in this business, and frivolous agents will not immediately deal with this topic.

FOR THE SALE OF THE HOUSE:

  • EACH housing unit larger than 50 m2 must have an ENERGY CERTIFICATE before signing the contract.
  • USE PERMIT is an indicator that the house / apartment is legally built and registered as such in the cadastre.
  • There are still hidden moments: notes, registrations, notes that are not visible, but can "appear" before the actual conclusion of the deal...


FOR SALE OF LAND:
  • LOCATION INFORMATION is a document that describes exactly which zone it is in (construction, agricultural, tourist, commercial... and it is a document that you should have when signing the pre-contract. We will guide you on how to get there.
  • SPATIAL PLAN is something that every municipality arranges, it would be good if you have it ready.
  • CONSTRUCTION CONDITIONS: if a road runs along the lot, it is necessary to see how important the road is, in order to know how much the building must move away from that boundary, and how much from the neighboring plot.


FOR THE SALE OF THE APARTMENT:
  • Apartments in family houses need to be divided into floors, and it is necessary to prepare a FLOOR PLAN, especially if the apartment has a garden.
  • The building in which the apartment is located must also have a USE PERMIT
  • To sell the apartment, you will also need an ENERGY CERTIFICATE
